Document and contact record
Build one chronology that the owner, association, manager, plumber, restoration company, insurer, and adviser can follow.
- Date, time, location, and person who first observed the condition
- Affected fixtures, units, common areas, and whether water is still moving
- Safe photographs or video taken before cleanup or permanent repair
- Association, manager, owner, landlord, utility, plumber, and insurer notices
- Written plumbing diagnosis: component, location, what it serves, and access needed
- Current declaration, amendments, maintenance allocation, and relevant policy pages
- Mitigation records, estimates, approvals, permits where required, invoices, and warranties
- Written responsibility or coverage decision, disputed items, deadlines, and next follow-up
